The Birmingham City Council has set a public hearing for Aug. 25 on a request to rezone property in the Redmont Park neighborhood and adjacent to the Highland Park neighborhood to accommodate a boutique hotel.
The property at 1240 22nd St. S. would be rezoned from mixed-use medium to qualified mixed-use high, allowing for a building height of up to 125 feet. The proposed development would have 80 hotel rooms and about 15 condominium units on the top floors, according to the developer.
The request was filed by C. Randall Minor, Maynard Nexsen, the applicant, and Arlington Redevelopment, which owns the property.
The applicant previously represented an effort in 2019 to redevelop the property with a similar proposal.
This new request was recommended by the council’s Planning and Zoning Committee but not recommended by the city’s Zoning Advisory Committee.
Councilor Darrell O’Quinn, who co-chairs the P&Z Committee along with Councilor Josh Vasa, encouraged anyone interested in this rezoning case to attend the hearing.
“This particular project, if you’re coming down the Red Mountain Expressway, there are two large residential buildings that kind of frame Sloss Furnaces in the background. This proposed development would be on the eastern side of the expressway, near those two existing buildings,” O’Quinn said in a statement from the city.
The public hearing will be during the Aug. 25th council meeting, which begins at 9:30 a.m.
